How to Participate

If you own property in a municipality that offers PACE financing, you may be able to install energy or water saving measures at little or no upfront cost and pay for the system through fixed semi-annual payments on your property tax bill.  Because the cost of the measures is paid back over longer periods (5-20 years depending on program and measure), the energy or water bill savings from the improvement is often greater than the payments.  

PACE programs may differ in procedure, eligibility requirements and other aspects, but the participant process generally consists of the following steps:

  1. A property owner applies to participate in the program.
  2. Property owners that meet program eligibility criteria are approved and proceed with the installation of measures.
  3. Installation of prequalified measures is completed and verified. Then, payment is disbursed.
  4. An assessment is attached to the property, and the property owner makes payments through their property tax bill.
  5. If the property is sold before the cost of the improvements has been repaid, the next owner generally assumes both the benefits and the assessment.
